County Land Use Bylaw
The policies and regulations contained within the County of Barrhead
Land Use Bylaw are based on a few fundamental principles or goals
with highly identifiable merit. An example of a few of the positive
principles guiding the policies contained within the Bylaw include:
1. TO PRESERVE AREAS OF BETTER AGRICULTURAL LAND FOR AGRICULTURAL
PURPOSES
2. TO PROTECT THE NATURAL ENVIRONMENT
3. TO PREVENT DEVELOPMENT ON HAZARDOUS LANDS
4. TO PREVENT POTENTIAL HEALTH HAZARDS
5. TO ENSURE SAFE AND EFFICIENT TRANSPORTATION ROUTES
6. TO PROMOTE ORDERLY AND ECONOMICAL DEVELOPMENT
7. TO PREVENT INAPPROPRIATE DEVELOPMENTS
8. TO PREVENT INCOMPATIBLE LAND USES FROM DEVELOPING IN
CLOSE PROXIMITY TO EACH OTHER
These, and other, positive principles are the basic for the policies
and regulations contained within the Land Use Bylaw. When evaluating
a policy contained within the Bylaw it is important to search
for, and understand, the underlying principle.
The Land Use Bylaw is intended to promote positive development
and maximize the common good without excessive limitations to
personal freedoms.
Development Permits
The County of Barrhead issues development permits. A
development permit deals with the use of the land, and permitted
structures allowed. Provincial Safety Code permits (building,
electrical, plumbing, gas and private sewage) deal with how the
structure is built.
An application for a development permit needs to include a
completed application form (see below), a site plan indicating the
setbacks from the property line, other buildings on the parcel,
and the size and type of structure. Residential applications
also require a floor plan sketch. Fees are $50.00and must
be forwarded with the application. If you have further questions,
please call our office and ask to speak to the Development
Officer.
Safety code permits are issued by accredited inspectors
recognized by the Province. The County has available a list of inspection agencies authorized by
Alberta Municipal Affairs to issue these permits. Click

Current fees for planning and development services, appeals

Copy of Area Structure Plans $20.00 (GST included)

Copy of Municipal Development Plan $20.00 (GST included)
Subdivision of Land
Municipal Planning Services Ltd. is the subdivision officer
for the County of Barrhead No. 11.
Prior to submitting your formal application, contact
the municipality
and/or Municipal Planning Services for consultation. This is to
ensure that you are aware of and familiar with all of the existing
land use planning documents and policies which may affect your
application and to clarify any of the requirements.
There is a 60 day subdivision processing period which begins
when your completed application form has been accepted by
Municipal Planning Services.
A complete application includes:

A completed application form signed by the landowner,
-
A copy of a sketch plan showing the following:
a) The legal description, boundaries, dimensions, and size
of the existing parcel on land as described on the certificate
of title,
b) The location, dimension, boundaries, and size of the
proposed parcel (s), clearly outlining the area to be subdivided,
c) The location of any buildings, structures and any
existing water wells, sewage disposal or pump out sites,
d) Existing or proposed roads which will service the
subdivision,
e) The location of existing and proposed approaches
serving the proposed parcel (s) and remainder of the titled area,
f) If the proposed lots are to be served by individual
wells and private sewage disposal systems, include the type and
location of these to existing and proposed buildings and
existing and proposed property lines.

Subdivision Application Fees
For applications
other than those affecting previously subdivided lots:

Authorized fee for Municipal Planning Services: $200.00 per
application plus $250.00 per lot to be created, plus Title
Search Fees; collected by Municipal Planning Services.
*With
boundary adjustments considered as one lot being created.
For applications
affecting previously subdivided lots:
-
Authorized fee for Municipal Planning Services: $200.00 per
application plus
$250.00 for each new title to be created, plus Title Search
Fees; collected by Municipal Planning Services.
Subdivision Endorsement Fees
-
Authorized fee for Municipal Planning Services, Applications for
previously un-subdivided lands: $50.00 per
application plus $150.00 per lot to be created.

Authorized fee for Municipal Planning Services for previously
subdivided lands: $50.00 plus $150.00 per title to be created
(Minimum $350.00)

Authorized fee for Municipal Planning Services for 'lot splits': $350.00, for a
'lot split' (quarter section subdivided in half)'
